3.) Fill out all the information needed.

4.) Use the feature at the end to upload a copy of your photo ID and SSN card.

5.) Pay the $40 application fee once completed.

 

Qualification Process

Our tenant screening process is one of the most important parts of our management service.  We have adapted over the years our Resident Selection Criteria, the guidelines for our screening procedure.  There is also a Spanish Version Resident Selection Criteria available.  Applicants submit an application, pay a $40.00 non-refundable application fee and within 24 hours our staff verifies at least two years of rental history, at least two years of employment history, checks personal references, does a criminal background check, verifies income, does a credit check and much more.  All approved applicants are notified and an appointment is made to sign a lease.   

Renter's Insurance Requirement

DLP Realty requires that all residential tenants maintain renter's insurance that complies with the requirements contained in THIS ADDENDUM.

Move-In Specials

We understand that moving to a new home can be very expensive.  As a special feature for our prospective tenants, we offer what we call a MOVE IN SPECIAL. The amount of the MIS is based on total move in costs and varies for each available rental.  Basically if approved, we allow you to pay your full Security Deposit and a portion of your first month’s rent upon move-in.  Then in the second, third, and fourth month of your lease you will pay one third of the first month's rent balance along with your regular monthly rent amount.  Applicants must qualify separately for the Move In Special and to see if you would qualify, refer to item three of the Resident Selection Criteria.  

Lease Lengths

All residential properties require one-year leases.  Under certain circumstances we can accommodate a seven-month lease for a select number of apartments, with prior approval from the property owner.  All move in costs must be paid prior to lease signing.  Initial move in expenses must be paid using a money order or cashier's check.  No personal checks or cash will be accepted for payment of move in costs.  Regular monthly rents may be paid by check, money order or online using the Online Tenant Portal.

Pet Approval & Fees

Many of our apartments/homes are pet friendly.  There is a $150.00 non-refundable pet fee for the first pet, $50.00 for the second pet.  A picture and information sheet about the pet must be submitted upon move in or ownership, which ever comes first.  Certain types of pets, although most times great companions, are too much of a liability for rental properties.  These are Ferrets, German Shepard’s, Doberman Pinchers, Chows, Certain Bull Dogs, Rottweiler, and/or any Mixed Breeds thereof.
